1. Booking & payment

A booking becomes binding once confirmed by us. Payment is made by credit card. Together with the rent, a refundable security deposit of € 1,500 is pre-authorised on the card. The balance of the rental price is due at the latest 30 days before arrival. All prices include VAT, internet, solar pool heating and final cleaning.

2. Security deposit

The € 1,500 security deposit is pre-authorised (blocked) on your credit card, not charged. It is released in full after departure, provided the villa is handed over undamaged and complete. Any documented damage may be deducted from the deposit.

3. Optional services

At Villa Boa Vida, the heated rooftop jacuzzi is available as an optional extra at € 150 per week, selected at the time of booking. The price displayed at checkout is the binding total.

4. Cancellation policy

Free cancellation

The tenant may withdraw from the rental contract free of charge up to and including 30 days before the agreed check-in date. Written notice (e-mail is sufficient) to the landlord is required. Payments already made are refunded in full without delay.

Cancellation after the deadline

For a cancellation made less than 30 days before the check-in date, the full rental price is due as a cancellation fee, regardless of the reason for the cancellation or the time of booking.

No-show

If the tenant does not appear at the agreed check-in and no timely cancellation is made, this is treated as a cancellation on the arrival day; the full rental price is due.

Re-letting

If the landlord is able to re-let the villa for the cancelled period at the same or a higher price, the saved expenses are credited to the tenant and a corresponding share of the cancellation fee is refunded.

We recommend that guests take out travel cancellation insurance so that, in the event of a short-notice cancellation for personal reasons (e.g. illness), the costs are covered.

6. Applicable law

Portuguese law applies. Should individual provisions be invalid, the validity of the remaining provisions remains unaffected. This document is for general information and does not constitute legal advice.
